Welcome to Bernards Real Estate. We are a boutique real estate agency based in Sliema.
Whatever your real estate needs, whether residential or commercial, to buy or to sell, to rent or rent out, we pride ourselves on offering a fast, effective and friendly service to everyone involved. We have helped landlords and investors, estates dealing with an inheritance, families moving up or down the property ladder and many first time buyers and tenants.
We understand that your needs are unique to you, your family or your business and as such we do everything we can to help you find the perfect location and for your transaction complete as smoothly as possible.
Over the years, we have helped clients to buy and sell almost every type of property in Malta that can be imagined. From tiny one bedroom apartments with no view or outside space, to sprawling villas with land, a swimming pool and an open view of the Mediterranean Sea. Being based in Sliema, we have extensive experience in the central areas of the island, where the market moves quickly and locals and foreigners compete for the ideal locations.
This means that we have enabled many transactions in St Julian's, Swieqi, Gzira, Msida and Pembroke as well. Your search for the perfect location can begin in earnest with BRE. Obviously, most of the best property to rent in Malta is to be found in these areas, usually with an open sea view and a balcony, including the more exclusive developments, such as Tigne Point, Portomaso Marina, Pendergardens and Fort Cambridge. As it happens, many of the best seafront and luxury locations of property to rent in Malta are within a short walk from our office – Tower Road in Sliema is very highly regarded.
Although it has not been a great residential location for many people, Valletta is becoming more popular and there are now many vastly improved apartments coming onto the market each year. These renovated and updated properties are helping to breathe new life into the city and put Valletta back on the map. Considering that almost every building in Valletta has historic and architectural significance, when combined with a renewed interior and design, they really are desirable residencies.
There are also many people from across the European Union that choose to purchase a holiday home in Malta. Many select quiet areas such as Mellieha and Madliena to enjoy their annual visits in the sunshine. We have had many such clients and we welcome buyers from across the EU and beyond with a personal and caring service.
Recent years have seen a rise in the average price of most locations in Malta. When combined with the impact that rising numbers of foreign workers have had on supply and demand, there has been a very obvious squeeze in the numbers of apartments available to rent in Sliema and St Julian's. This imbalance has helped to increase average rental yields and made being a professional landlord or an owner with one or two buy to let apartments a very attractive proposition. If you would like to consider an investment in residential property, we will be very pleased to assist you.
We are not only focused on the prime areas though. There are many Maltese that prefer to live away from the sea and closer to their families and amenities. This means that towns in the centre of the island, such as Naxxar, Mosta and Birkirkara, are always popular.
In fact, we have helped many real estate investors1 over the years to start or expand their portfolio. While the buy to let real estate market in Malta2 might not be for everybody, it has been a good investment and one which has generated solid rental returns and, many years, an increase in asset values.
These factors continue to make the prime areas of Sliema, St Julian's and Gzira great long-term real estate3 investments for buyers that plan to live in the house or apartment and not list it to rent. At BRE we think this is very sensible and will be pleased to help you if this is your aim.
We can help you to buy or sell, let or rent in traditional Maltese villages and fishing ports as well as on Gozo. In fact, our islands are blessed with an unusual type of residence, the house of character, of which we sell a number each year. Every house of character is unique with it's own blend of indoor and outdoor space, usually created around a central courtyard and perhaps a pool.
Whatever your needs and requirements may be, we suggest that you contact us and let one of our professional real estate agents assist you. We hope to meet you soon.
While this type of real estate is not for everyone, a house of character is certainly appealing to families and people with pets. Many Maltese apartments do not come with much outdoor space and while this suits many people, it clearly cannot suit everyone. For the non-Maltese that move here, perhaps in retirement, to live the dream that our wonderful climate offers, an outdoor space really is a must, as is perhaps a small private swimming pool.
